The space is to be located in a quality building of sound and substantial construction with a minimum of 60 on-site parking spaces as well as bicycle parking within 0.1 miles of the building. A minimum of 60 on-site parking spaces is required. The Department of Veterans Affairs will consider space located in an existing building as well as land for new construction for build to suit. The Mountain Home VA Medical Center requires a fully serviced, turnkey Lease with rent that covers all Lessor costs, including all shell upgrades, operating costs, real estate taxes, and security upgrades. The Lessor shall be required to design and build Tenant Improvements (TI). The Department of Veterans Affairs will consider space of sound and substantial construction with the ability to meet all current federal, state, and local government building codes and regulations including, but not limited to, fire and life safety, accessibility, sustainability, zoning, and OSHA standards per the terms of the Lease. A fully serviced firm-fixed priced lease term up to 10 years will be considered.
