Summary

AI-generated · Feb 26, 2026

Approximately 12,155 rentable square feet of clinical space in Gainesville, FL, with 40 on-site parking spaces, is being sought to support Gainesville Physical Medicine and Rehabilitation Services. The space must be fully serviced (utilities, landscaping, trash removal, and janitorial) and ready for occupancy by the target date, with a lease term of up to 15 years (5 years firm). The space should fall within the defined boundaries and the VA may consider alternative spaces if economically advantageous. The current arrangement is a lease, and the government will evaluate options to minimize relocation costs and downtime.

A market survey may be conducted, and interested owners, brokers, or their representatives should submit site-specific information. Expressions of interest should include the building name/address, number of parking spaces, whether the quoted rent includes tenant improvements and the amount if any, date of space availability, building ownership and authorization to offer, energy efficiency/renewable features, and a list of services provided (utilities, janitorial, pest control, security, etc.). This is not a solicitation for proposals; a formal solicitation may be issued later. The government is legally limited to paying no more than the appraised fair rental value.
