General Services Administration (GSA) seeks to lease the following space: State: New York City: Forest Hills, Queens Delineated Area: North: Long Island Expressway East: Grand Central Parkway South: Jackie Robinson Parkway West: Woodhaven Boulevard Minimum Sq. Ft. (ABOA): 2,423 Maximum Sq. Ft. (ABOA): 2,550 Space Type: Office Parking Spaces (Total): Two (2) Parking Spaces (Surface): Two (2) Parking Spaces (Structured): Zero (0) Parking Spaces (Reserved): Two (2) Full Term: 10 Years (120 Months) Firm Term: 5 Years (60 Months) Option Term: N/A Additional Requirements: - The Government shall have access to the premises 24 hours a day, 7 days a week. - Space must be contiguous on one floor. - Two (2) reserved parking spaces on-site preferred. If on-site is not available, building entrance must be within a walkable half mile (0.5) distance from a 24/7 access parking facility. - Space to be located within a walkable 1.1 miles from a public transit, but not immediately adjacent to an elevated or outside train line, with a minimum setback of 350 ft. from an elevated or outside train line. - Cooling for the IT closet may be provided by airflow via air intake vent and louvers on the door. - Agency is assigned a Facility Security Requirements Level II. - The Government requires a fully serviced lease. All services, janitorial supplies, utilities and tenant alterations are to be provided as part of the rental consideration. - The offered space must meet or be capable of meeting Government requirements for Security, Fire and Life Safety and Handicapped Accessibility, Architectural Barriers Act Accessibility Standards (ABAAS). - Space should allow for efficient layout and office workflow. Columns must have regular spacing of sufficient distance to support effective design. - At this time, the Government is only considering existing buildings, and will not consider new construction options. - Subleases are not acceptable. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 1-percent-annual chance floodplain (formerly referred to as “100-year” floodplain).
