(ABOA): 10,000 Space Type: Warehouse Parking Spaces (Total): 12 Parking Spaces (Surface): 12 Parking Spaces (Structured): 0 Parking Spaces (Reserved/Surface): 12 Full Term: 120 Months Firm Term: 84 Option Term: N/A Additional Requirements: Two (2) Motorized 12'-0" W x 14'-0" H roll-up doors. Roll-up doors must be provided with all safety features and with heavy-duty slide bolts at the bottom of the door on both sides. One (1) pedestrian door must be provided leading to the exterior (adjacent to roll-up door) with hardware function 7 (3-point latching device) with access control keypad provided (including all 5/11 conduits and power). The hardware, conduits, and power are the responsibility of lessor, but Tenant will provide the keypad. No ceiling required (16'-0" minimum vertical clearance). Ability to provide 120V and 240V. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the [1- percent-annual chance/0.2-percent-annual chance] floodplain (formerly referred to as [ 100-year / 500- Year ] floodplain). HVAC systems serving garage areas must operate continuously 24 hrs/day, 365 days/yr to maintain the following indoor environment (during cooling season, only).
