Summary

AI-generated · Oct 23, 2025

Competitive lease proposals for an as-is, fully finished and furnished administrative office space to support law enforcement operations in Indianapolis, IN. The space must be 6,000–8,001 ABOA square feet, contiguous if possible, with the option to accept up to 3–4 non-contiguous suites within a building only if necessary to preserve operations. Plan for 29–45 private offices with the remainder configured as cubicles/workstations to reach 45 workstations total; at least one conference room (~300 ABOA SF) and a dedicated server room (~200 SF) with 24/7 cooling. The space should be on a floor at or above ground level, and must meet Facility Security Level II, with main entry doors capable of cipher lock access (modifications to add this capability should be included in the shell rate if not already installed). No collocation with agencies or tenants whose operations could conflict with law enforcement.

Delivery must include furnishings and be suitable for professional use—fully furnished with systems furniture, private-office furnishings, conference tables/chairs, and storage, with furnishings compliant with Federal safety standards. Tenant Improvements (TI) or Building Specific Amortized Capital (BSAC) are not anticipated. If market conditions prevent meeting all requirements, a closest acceptable alternative may be considered. Proposals will be evaluated on a lowest-priced, technically acceptable basis using the as-is condition, for a 10-year term with 5 years firm. Submission requires an initial package including a scaled floorplan, authorization to represent ownership, and a marketing package showing finished and furnished space; additional materials will be requested only if identified as Apparent Successful Offeror. Compliance with Section 889 of the FY19 NDAA and SAM registration are required. Offer submissions are made through the Leasing Portal.
