Summary

AI-generated · Jan 15, 2026

The VA is seeking to lease office space in Gainesville, FL to succeed an existing arrangement, with a space requirement of roughly 6,078 to 7,000 NUSF (approximately 6,989 to 8,050 RSF) and at least 20 on-site ADA-compliant parking spaces. The full five-year term consists of two years firm and three years soft, and the space must be a fully serviced lease that meets government standards for fire safety, accessibility, seismic design, and sustainability, and must not be located in the 1% annual floodplain.

Interest is limited to owners, landlords, or their representatives who can provide property data, photos, layout, location, and price per square foot. The VA will consider alternative spaces if economically advantageous, including relocation costs and the cost of duplicating tenant improvements and telecom infrastructure. This is market research only; it is not a solicitation or request for proposals, and no commissions will be paid. A formal Request for Lease Proposal may be issued later, at which time proposals will be sought from qualified parties. Respondents should also note compliance with Section 889 telecom prohibitions and best-value considerations under 41 CFR 102-73.55.

For more information, visit: https://acquisition.gov/FAR-Case-2019-009/889_Part_B. The U.S. Government currently occupies office space under a lease in Gainesville, Florida for 6,989 Rentable Square Feet (RSF) expiring March 31, 2027. The Government will consider alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime. Space must be handicapped accessible, (ADA compliant), with 20 on-site parking spaces. Interested offerors, (owners, brokers, or their legal representatives) should submit specific information concerning their properties, photos, general layout of the space offered, location of the space, and approximate price-per-square-foot. NOTE: In accordance with 41CFR 102-73.55, Federal agencies must acquire leases on the most favorable basis to the Federal Government, with due consideration to maintenance and operational efficiency, and at charges consistent with prevailing market rates for comparable facilities in the community. NOTE: Respondents are advised that the VA assumes no responsibility to award a lease based on the responses to this advertisement. VA will not pay commissions. Offerors are responsible for any costs associated with providing proposals to the Government. VA is only gathering market research information at this point and will only consider proposals from owners, landlords, lessors, or their legal representatives when actual proposals/offers are sought via solicitation as a result of this market research. NOTE: This advertisement is not a solicitation for offers, nor is it a request for proposals. A Request for Lease Proposal (RLP) may be issued by the Department of Veterans Affairs at a later date.
